Seller’s Market! Dayton Roofing Hints When Listing Your Home

The housing market is HOT right now! Of course, sellers want to get the best price for their homes, and one way to do that is to be well-informed about the roof. Buyers appreciate detailed information when making the decision to submit an offer. Here are some ways to draw attention to your listing.

When was it installed?

Most buyers are going to want to know how old the roof is. Providing that information will help buyers in their house hunting. If you have an older roof, you may decide to replace it prior to listing. A new roof is always a great selling point!

Who installed it?

Knowing the company that put the roof on can be a great way to establish trust with the buyer. If the company is recognizable and reputable, they will know it was installed properly. Peace of mind is huge with potential buyers.

What’s the warranty?

Some warranties can be transferred to a new buyer. Check with the shingle manufacturer to see if it’s possible and what that process would be. You can also contact the company that installed the roof to see if their labor warranty is eligible for transfer as well. Having this information ready will show buyers you’re motivated.

What is the condition?

Making sure the roof is in good repair will be crucial to attracting buyers. Fix any leaks or issues that you know of so you can confidently state that the roof is sound. Not many buyers will want to purchase a house that has a questionable roof.

What are the details?

Some buyers may want to know special particulars about your roof. Things like the color, brand, or style of roofing, how many layers of roofing there are, or the pitch of the roof. You may know these details or can find out, which could make for a smooth process, but sometimes you just don’t. If you can’t get the information for them, be upfront. It may not be a dealbreaker.

There are instances where this information isn’t available, and it’s not necessarily the end of the world. You can sell the house as-is, or you might just decide to wait for the right buyer to come along. If there’s anything that Copeland can do to help you in the process, give us a call!
